![]() | Do I need to use your telephone system and broadband? |
![]() | Yes you do need to use our systems except in very exceptional circumstances. We believe that we offer a cost effective package but more importantly we take away all the hassle of you having to deal with all the utilities. We can have you up and running in 24 hours and there is no contract, if you terminate your lease agreement you also terminate the agreement for telecoms and broadband. |
![]() | How much notice do I have to give if I want to change my unit or move out? |
![]() | You only need to give us 2 months notice to move out, provided the notice expires on the last day of a calendar month.
If you are moving to another unit within an Evans Easyspace business centre you can agree the timing of the move with the centre manager. There are no admin costs in moving within an Evans Easyspace Centre.

![]() | You can sign up and move in today if the space is available. We need to ask you to sign a licence agreement, a direct debit form and have 2 forms of identification (one of which must be photographic and both have your home address details on them).
Once we have these and a cheque that covers the deposit and first month’s rent, we can let you have the keys. It is a simple as that.

![]() | Speak to our manager to find out if we have smaller space available. If nothing is suitable we could offer you a virtual office (mailing address), co-working space (where you rent a desk in an office shared with others) or a hot desk/touchdown service (renting a desk on an ad-hoc basis when required). |

We will not be a faceless landlord only interested in collecting rent, and all our management staff are here to help you and make occupying our space as easy as possible. |
![]() | What is included in the ‘inclusive’ rent? |
![]() | Our basic rental includes landlords insurance and landlords service charge. These are the costs to us of insuring the building (but not your contents or fixtures and fittings) and the cost of repairing and maintaining the building. Most landlords change these in addition to the rent.
We can also offer a fully inclusive package which includes rent, insurance, service charge, rates, heat and light, cleaning, repairs and maintenance etc. This means you only get one bill for occupying the premises and know with certainty what your true costs are of occupying the premises. Telephone and broadband can also be included in an all inclusive package.

![]() | This is our security should you leave without paying any bills or we need to repair any damage to the unit.
If you leave without any arrears and hand the unit back to us in the same condition it was in when it was handed to you, then you will get your full deposit back.

![]() | Why are you offering a licence and not a lease? |
![]() | A licence gives you the flexibility to change your office or workshop space when you need to. It is therefore responsive to your business needs.
A lease does not offer you flexibility no matter what an agent says and will contain hidden costs such as service charge, insurance and a dilapidations clause which could cost you a considerable amount at the end of the lease. You also need professional advice which is another additional cost.
Our licence is written in plain English and has the Crystal Mark from the Plain English Society. Anyone can read and understand it. We truly believe that this is what small businesses need and want.
