We require approximately 1-2 acres of land in locations around the UK for the provision of small offices and workshops similar to those in the perspective.

Type Of Development

  • Small offices of between 46.4 sq m & 92.9 sq m (500 & 1000 sq ft).
  • Small workshops of between 46.4 sq m & 185.8 sq m (500 & 2000 sq. ft).
  • Low eaves

Rents

  • Locations must be able to accommodate rents of £8.00 p.s.f. for workshops and £12.00 p.s.f. for offices (both inclusive of service charge and insurance)
  • Lettings will be on an Easy-In & Easy-Out basis
  • We will consider joint ventures with public authorities
  • Large plot sizes will be considered

Fees For Agents

  • A minimum fee of £10,000 or 1% for site finding, negotiations and valuation report
  • Potential for the introducing agent to be retained to assist in lettings
